Understand risk management
Legal representatives negotiate the lease document from the Heads of Agreement set out by the building owner and tenant. Deliverables or specifications not briefed for inclusion within the final agreement will seem more risky and therefore be removed. Likewise, any clauses that are not standard or typical will be removed if not agreed by both parties in the Heads of Agreement.
You must brief your legal counsel to leave room for green lease outcomes to be mutually agreed during occupancy.
